How to Get a Home Ready for Real Estate Photos & Video
So, you’ve got a listing coming up, and it’s time to prepare for professional photos and video. A well-prepped home makes all the difference in how buyers perceive the space—and how fast it sells! As a local real estate photographer in Nanaimo and Vancouver Island, I’m sharing my go-to checklist to help your clients (or yourself) get a home ready for media day.
General Prep – Set the Stage for Success
- Declutter & Depersonalize – Less is more! Clear off countertops, remove personal photos, and tidy up everyday items. Think “show home” vibes.
- Deep Clean – Floors, windows, kitchen, bathrooms—everything should sparkle. A clean home looks bigger and brighter on camera.
- Fix the Little Things – Touch up scuffs, replace burnt-out bulbs, and straighten any crooked artwork or furniture.
- Maximize Natural Light – Open curtains and blinds to let in as much light as possible. This makes spaces look fresh and inviting.
Living Room – Warm & Welcoming
- Remove excess furniture to make the room feel bigger.
- Hide remote controls, toys, and anything that doesn’t add to the decor.
- Add a pop of life with a neatly placed plant or fresh flowers.

Kitchen – Clean & Crisp
- Clear off countertops—store away small appliances, dish racks, and cleaning supplies.
- Wipe down stainless steel surfaces to remove fingerprints.
- Remove fridge magnets, calendars, and anything that distracts from the clean look.
- Use fresh flowers or a stylish cutting board for a subtle, welcoming touch.
Bedrooms – Cozy & Calm
- Make the bed with neutral, neatly tucked-in bedding.
- Hide personal items—no phone chargers, laundry baskets, or clutter.
- Straighten bedside tables and add a simple lamp or small decor piece.

Bathrooms – Spa-Like & Spotless
- Clear countertops—only keep aesthetic soap dispensers or a neatly folded towel.
- Close toilet lids (always!).

Exterior – Curb Appeal Matters
- Mow the lawn, trim bushes, and sweep walkways.

- Add a simple touch like a doormat or potted plant by the front door.

Final Touches Before the Shoot
- Turn on all lights (even lamps) to create a warm and inviting atmosphere.
- Make sure all ceiling fans are off to avoid motion blur in photos.
- Give everything one last look—step back and view the space as a buyer would.
